Introduction
Ghazale Gardens is located in Jdita-Chtaura, central Bekaa Valley, adjacent to the renowned Park Hotel Chtaura, near the Beirut-Damascus Highway, lot # 2619. The project is designed to meet the needs of individuals and growing families alike, as well as those who prefer to live in the area and commute to Beirut, thus avoiding the harsh climate, chaos and stress of the capital. The current construction of the new Arab Highway linking Beirut to the Bekaa has created an increased interest in the Bekaa area. The Central Bekaa is also the area preferred by most immigrants returning to live in their country.

Interior
Balconies
Each apartment has more than adequate balcony space which can be used as the family desires. The kitchen balcony will be equipped with the necessary infrastructure to install washers and driers and will be glass-enclosed.

Aluminum and rolling shutters
To reduce noise and increase tranquility, all glass windows and doors will be double-glazed. The rolling shutters will be controlled electrically.

Mechanical

Heating and Cooling
Each apartment will be equipped with split-unit air conditioner units in each room (except kitchen). Each apartment is also equipped with its own diesel boiler for heating. Owners will also have the option to use the boiler to heat hot water. Our new state of the art boilers are stainless steel with direct hot-water supply and are eco-friendly and economical.

Water Supply
Water will be provided both from the municipality and from a main water tank reserve.

Electrical

Main Power
Each apartment will have an independent main switchboard to control all features of the apartment. All critical electrical appliances (washer, dryer, A/Cs, etc.) will have their own highly sensitive circuit breaker. The entire switchboard will be earthed.

Back-up Generator
The buildings will be equipped with an automatic back-up generator with enough power to supply the common areas as well as the apartments. The buildings will be provided with an ATS system for automatic and flowless transfer of power between the utilities company and the back-up generator.

Each room will be provided with a TV outlet.

General Setup- Ghazale Gardens
Ghazale Gardens consists of ten buildings divided into twenty blocks comprised of ground floor including parking area and five upper floors with two apartments on each floor. The ground floor includes an elegant entrance and each building is enveloped by luscious landscaping. Two state of the art elevators in each building will be provided for residents’ use.

Construction will progress in five separate phases. Two buildings will be erected during each phase. Phase one has commenced as of June, 2010 and is scheduled for completion in August, 2011.

Exterior Finishing
The projects’ modern design calls for a unique mixture of natural stone cladding to be applied to the exterior façade, giving the project its own exclusive exceptional design.

The latest cutting edge methods and quality materials will be used to guarantee elegant and modern structures which will withstand any and all climate changes.

Main entrances will be designed using premium marble to reflect the overall modern atmosphere encompassing the overall residential project.

The roof of the buildings will be covered with traditional red clay tiles, reflecting the unique suburban architecture.

Interior Finishing
Floors of each apartment will be composed of a mix of natural marble and high quality ceramic-porcelain tile. Kitchen cabinets will be constructed of water resistant industrial wood or high quality aluminum. Counter tops will be of grade A natural granite with openings for top-mounted stainless steel sinks and other built-in appliances.

Doors
Interior doors will have a modern design combined with the traditional strength and look of hardwood.

Bathrooms
In all apartments each bedroom has its own adjoining bathroom, in addition to the guest bathroom and maid’s bathroom. All bathrooms (except maid’s) will contain high quality sanitary ware and fittings.
